FBM Property Management ("FBM, " "we, " "us, " or "our") respects your privacy. This Privacy Policy describes how we collect, use, and share information through www.fbmproperty.com (the "Site") and in the course of our property management and leasing services. By using the Site or submitting information to us, you agree to the practices described below. This Policy does not change the terms of any lease or management agreement you have with FBM. If there is a conflict, that agreement controls.
1. Information We Collect
Information you provide. When you contact us, request a property viewing, submit a maintenance request, inquire about our management services, or otherwise communicate with us, we may collect your name, contact information, the property you are interested in, how you heard about us, and the contents of your message. Identification documents. When you request to view a property, we ask you to upload an image of a valid government-issued ID. We use this only to verify your identity before providing access to a property. Access is limited to FBM staff with a business need, and we destroy these images once they are no longer needed for that purpose. Automatically collected information. We and our service providers may collect your IP address, browser and device type, pages viewed, and referring site through cookies and similar technologies.
Information from others. We may receive information about you from property owners, listing and advertising platforms, and other service providers we work with
2. Applications, Payments, and Online Portals
Rental applications, rent payments, and our resident and owner portals are operated by third-party service providers. When you use those services, you interact directly with the provider, and the information you submit there is collected and handled under that provider's own privacy policy and terms, which you will be asked to review and accept. We encourageyou to readthem. We receive from those providers the information we need to evaluate applications, administer leases, and manage accounts.
3. How We Use Information
We use information to respond to inquiries, schedule and conduct property viewings, administer leases and tenancies, collect rent and manage accounts, coordinate maintenance and repairs, market available properties and our services, maintain records required by law, protect against fraud, and comply with our legal obligations. We evaluate all applicants under our written tenant selection criteria. We do not make leasing decisions on the basis of race, color, religion, sex, familial status, national origin, disability, or any other characteristic protected by fair housing law.
4. How We Share Information
We share information as needed to run our business, including with property owners whose properties we manage; service providers that support our operations, including our property management software, screening, payment processing, website, and marketing providers; maintenance vendors and contractors; attorneys, accountants, insurers, and other professional advisors; and government authorities, courts, and regulators, where required by law or to protect the safety of any person or property. We do not sell your personalinformation or share it with third parties for their own marketing purposes.
5. Text Messages
If you give us a mobile number, you consent to receive calls and text messages from FBM about your inquiry, showing, tenancy, or account. Message and data rates may apply. Reply STOP to opt out. We do not sell or share mobile numbers or text messaging consent with third parties for their marketing purposes.
6. Cookies and Analytics
We use cookies and similar technologies to operate the Site, remember preferences, understand how visitors use our pages, and measure our advertising. You can set your browser torefuse cookies, though some features may not work properly. Our Site does not respond to browser "Do Not Track" signals.
7. Security and Retention
We maintain reasonable administrative, technical, and physical safeguards to protect the information we hold, and we work with service providers who are obligated to do the same. No system is completely secure, and we cannot guarantee absolute security. We keep information as long as needed for the purposes described here and to meet our legal and record keeping obligations, then destroy or de-identify it. Please do not email sensitive documents to us — email is not a secure channel. Use the upload functions on our forms and portals, or bring documents to our office.
8. Your Choices
You may contact us to review the information we hold about you, ask us to correct it, or ask how it is used. You can unsubscribe from marketing emails using the link in any message, and opt out of texts by replying STOP. Some records must be retained under our legal and contractual obligations and cannot be deleted on request. For information held by our application, payment, or portal providers, contact those providers directly using the process described in their privacy policies.
9. Children
The Site is intended for adults. We do not knowingly collect information online from children under 13. If you believe a child has submitted information through the Site, contact us and we will delete it.
10. Other Websites
The Site links to third-party websites and services. This Policy does not apply to them. Please review their privacy policies.
11. Changes
We may update this Policy from time to time. The effective date above reflects the current version.
