At FBM Property Management, we partner with Findigs to provide a secure, fair, and efficient application process.
What is Findigs?
To review applications fairly and consistently, FBM partners with Findigs, an independent third-party screening provider. Trained Findigs Screening Specialists review every application using the same criteria, so each applicant is evaluated on a fair and consisten basis.
After you apply, your application is completed and reviewed through the Findigs platform. If the screening team needs anything else, they'll reach out through the chat feature.

Are You Qualified?
Review and gather everything you need before starting your application. Your application is reviewed across several areas, and you may be asked to provide supporting documentation. All persons 18 years or older residing in the home must submit their own application. Makes ure and notate any co-applicants in your application.
- Identity: You'll provide one valid, unexpired government-issued photo ID and take a selfie to confirm it's you. Identity is verified securely through Findigs' verification partner.
- Tax ID: Have your Social Security Number or Individual Taxpayer Identification Number ready for the credit check.
- Income: You can verify income the fastest way by securely linking your bank or payroll account, or by uploading documents such as pay stubs, bank statements, or an offer letter. Be sure to include all of your income sources, including part-time, freelance, or benefit income.
- Housing history: Have details about where you've lived including contact information for your current or recent property manager or landlord, who may be contacted for a reference.
- Pets and animals: Everyone completes a pet/animal profile through our third-party screening service, whether or not you have a pet. Additional fees may apply.
- A guarantor (co-signer) option may be available in some cases. If it applies to your situation, the screening team will let you know what's needed. Guarantors are evaluated using Findigs' guarantor criteria.
How to Apply?
Applications are completed online.
- Go to Residential Availability or Commercial Availability, find the property you wish to apply for, and click Apply Now. You will be redirected to Findigs and will create a portal
- A $75.00 non-refundable application fee is due per applicant at the time of submitting online. This fee covers the cost of processing your information regardless of the decision.
- Application fees can be paid with Visa, Mastercard, JCB, or Discover branded credit and debit cards from any country. American Express, gift cards, and prepaid cards are not accepted.
- Enter a valid, current email address and phone number. Double-check them for typos —incorrect contact information is the most common cause of delays.
- For the fastest review, upload original PDF files downloaded directly from your bank or payroll provider. Screenshots or edited files may slow down your application or lead to a denial.
- If you’re applying with others, have one person add all co-applicants at the same time. Each co-applicant then receives an email link to complete their own portion. The group application is submitted
You Submitted an Application - What's Next?
Have you viewed the property yet? All applicants must view the property in person before placing a deposit.
- During review, the Findigs screening team communicates through the chat feature if more information is needed. The final decision is communicated to you by email — an approval, a denial, or instructions if additional information or further review is required.
- We process multiple applications on all available properties until a deposit is received. Please respond in a timely manner; requests for additional documentation generally need a response within 72 hours.
- Approvals are based on a comprehensive review that may include identity, credit, collections and bankruptcy history, income, criminal background, eviction history, and prior housing history.
- Items such as delinquent debts, negative rental history (evictions, broken leases, or past-due balances with previous landlords), or certain credit or background findings can result in a denial or a requirement for an additional deposit.
- Applications are valid for 90 days. FBM will move applications to other available properties if the applicant does not secure the first home they inquired about.
Deposit Meeting
Once you receive an Approval you will need to pay the deposit before the home can be held for you.
Please note * there may be multiple approved applicants on the same property. The home will be held for the applicant who brings their deposit in first.
- Approved Applicant will bring the security deposit and valid ID to our office at 106 S. Dallas St, Ennis, TX 75119.
- The security deposit must be paid with certified funds (money order, cash, cashier's check).
- If the Approved Applicant needs to mail in their deposit, please call 972-878-7368 and let our team know. We prefer deposits to be paid in person so we can introduce ourselves to future residents!
- Once the Approved Applicant's security deposit is receipted, they will schedule their Move-In Meeting within 14 days.
- Move-In Meetings must be scheduled Monday-Friday between 9 am - 4 pm.
- The lease agreement will be emailed to all applicants within 2-3 business days following their Deposit Meeting.
Move-In Meeting
Ready to meet your Property Manager? We are so excited to welcome you home.
- The lease agreement must be signed by all parties prior to the scheduled Move-In Meeting.
- If the Approved Applicant changes their mind or fails to sign their lease within the 14 day period, their deposit will NOT be refunded.
- The first rent payment must be paid with certified funds (money order, cash, cashier's check).
- The second month's rent will be pro-rated if applicable, and online payments will be accepted through the Tenant Portal.
- Proof of Renters Insurance is required. If declaration page is not provided by the time of Move-In Meeting, the resident will be charged FBMs Renters Liability Insurance.
